"Normal" sellers face headwinds

"Non Traditional Sellers" are Now the Main generator of Property under contract to SELL
As of this week The Charleston Trident MLS reported 2060 residential properties as under contract (Contingent or Pending)
63.4 % of this number was listed either as SHORT SALE, BANK / LENDER OWNED OR NEW CONSTRUCTION.
The Traditional seller is now the minority player. If you have a home to sell, and want to sell it, make sure you are aware of your competition and price the home to move. This is not the market to hold on to previous opinions of value. Prices are showing some signs of stabilzing but appreciation is years away. IF you WANT to and you CAN now is a great time to sell. Many of the short sales currently under contract will not close as they are being improperly handled OR they do not qualify for a short sale.
